3. Corpus Fund - Builders usually collect this fund from buyers at the time of booking the property. It's a non-refundable amount that is transferred to the association or society once it's formed. This fund is used for unexpected expenses like maintenance of common areas and the building's exterior.
4. Maintenance charges - Builders take an advance maintenance charge from the buyers at the time of booking the property. This charge is taken for upkeeping the society. For repairing the foyer, swimming pool and other common areas, maintenance charge is taken.
5. Stamp duty and registration - When purchasing an apartment, stamp duty and registration charges are mandatory fees. These charges are paid during the property registration process. Buyers have to pay these fees directly at the Sub-Registrar Office. The amount differs from state to state.
6. GST - Developers must collect GST from buyers for under-construction properties. However, once the civic authority issues the completion certificate, GST no longer applies. It's because the property is now ready to move into.
7. Other charges - Builders usually do not charge for the amenities offered in the township but can charge for the membership. This type of charge can be taken to maintain the clubhouse or other amenities. Other charges also include car parking costs, etc.
